Palm Coast is located on the northeast side of Florida nestled in between Jacksonville and Daytona Beach with just under 80,000 residents.

Palm Coast was started by ITT and they used Garfield® as their marketing mascot.

Palm Coast features 26 miles of salt water canals and 53 miles of fresh water canals making it an outdoor lover’s dream.

Palm Coast is divided into subdivisions throughout so it is important when looking to move or relocate that you research what area would be the best fit for you. Below is a list of Palm Coast subdivisions with a brief explanation. You will see each subdivision is referred to by locals as a letter rather than the actual name. This is simply because the streets in that subdivision begin mainly with that letter or because it is a nick name of the subdivision based on the location. It can be quite confusing to some, but before you know it, you will be referring to your new digs this way too.

 

Pine Lakes

(Referred by locals as the “W” section)

  • Just south of Indian Trails makes this more centralized subdivision in town.
  • If you commute north to St. Augustine (35 miles north) or Jacksonville area (65 miles north)
  • If you commute south to Daytona Beach (30 miles south) or Orlando (70 miles)
  • Located on the west side of I-95 and close to US1 Golf course
  • Fresh water canal properties available.
  • Things to do nearby: Fishing, Pine Lakes Country Club, Biking Trails, Shopping, Heroes Memorial Park
  • Local’s favorite spot to dine: Ai Japanese Restaurant, A1A Burrito Works, Sami’s Pizza
  • Zoning for school varies on which street you live in. Click here for a zoning map.
  • Elementary School: Belle Terre or Wadsworth
  • Middle School: Indian Trails or Buddy Taylor
  • High School: Matanzas High School

Pine Grove

(Referred by locals as the “P” section)

  • East of Pine Lakes and Lehigh Woods makes this another centralized subdivision in town.
  • If you commute north to St. Augustine (35 miles north) or Jacksonville area (65 miles north)
  • If you commute south to Daytona Beach (30 miles south) or Orlando (70 miles) Located on the west side of I-95
  • Fresh water canal properties available.
  • Things to do nearby: Fishing, Belle Terre Swim and Racquet Club, Biking Trails, Frieda Zamba Aquatic Center, Belle Terre Tennis Center
  • Local’s favorite spot to dine: Focaccias, Houligans
  • This is the closest subdivision to Wadsworth and Buddy Taylor
  • Elementary School: Wadsworth
  • Middle School: Buddy Taylor
  • High School: Flagler Palm Coast High School

Lehigh Woods

(Referred by locals as the “R” section)

  • South of Pine Lakes and west of Pine Grove makes this another centralized subdivision in town.
  • If you commute north to St. Augustine (38 miles north) or Jacksonville area (68 miles north)
  • If you commute south to Daytona Beach (27 miles south) or Orlando (67 miles)
  • Located on the west side of I-95 and close to US1
  • Fresh water canal properties available
  • Things to do nearby: Fishing, Biking Trails, Ralph Carter Park, Belle Terre Tennis Center
  • Local’s favorite spot to dine: Focaccias, Houligans, Mezzaluna’s Pizzeria
  • This is the closest subdivision to Rymfire Elementary
  • Elementary School: Rymfire
  • Middle School: Buddy Taylor
  • High School: Flagler Palm Coast High School

Cypress Knolls

(Referred by locals as the “E” section)

  • South of Lehigh Woods and adjacent to the Town Center in Palm Coast
  • If you commute north to St. Augustine (40 miles north) or Jacksonville area (70 miles north)
  • If you commute south to Daytona Beach (24 miles south) or Orlando (64 miles)
  • Located on the west side of I-95 and close to US1
  • Fresh water canal and golf course properties available
  • Things to do nearby: Golfing, Fishing, Biking Trails, Shopping, Hiking, Belle Terre Tennis Center
  • Local’s favorite spot to dine: Olive Garden, Fancy Sushi, Tropical Smoothie, Mezzaluna’s Pizzeria

  • Middle School: Buddy Taylor

Quail Hollow

(Referred by locals as the “LL”, “K”, or ”Z” sections)

  • South of Cypress Knolls and one of the southernmost subdivisions
  • If you commute plan to commute south, this subdivision would be ideal for you. South to Daytona Beach (20 miles south) or Orlando (60 miles)
  • If you commute north to St. Augustine (44 miles north) or Jacksonville area (74 miles north)
  • Located on the west side of I-95, close to US1 and SR-100
  • Lakefront properties available
  • Things to do nearby:, Fishing, Biking Trails, Shopping, Hiking, Joan King Park
  • Local’s favorite spot to dine: Olive Garden, Fancy Sushi, Tropical Smoothie, Bantem Chef
  • Elementary School: Bunnell
  • Middle School: Buddy Taylor
  • High School: Flagler Palm Coast High School

Seminole Woods

(Referred by locals as the “U” or ”S” sections)

  • East of Quail Hollow and one of the southernmost subdivisions and the closest subdivisions on the west side of I-95 to the beach
  • If you plan to commute south, this subdivision would be ideal for you. South to Daytona Beach (20 miles south) or Orlando (60 miles)
  • If you commute north to St. Augustine (44 miles north) or Jacksonville area (74 miles north)
  • Located west of I-95 and also the easiest access for this highway. Also close to US1 and SR-100
  • Fresh water canal properties available
  • Close to Florida Hospital Flagler
  • Things to do nearby: Fishing, Biking Trails, Shopping, Hiking, Seminole Woods Neighborhood Park
  • Local’s favorite spot to dine: Olive Garden, Fancy Sushi, Tropical Smoothie, Hijackers
  • Elementary School: Bunnell

Palm Harbor

(Referred by locals as the “F” or ”C” sections)

  • This subdivision was the first in Palm Coast
  • It is the closest subdivision to A1A towards the beaches
  • If you commute south to Daytona Beach (29 miles south) or Orlando (80 miles)
  • If you commute north to St. Augustine (30 miles north) or Jacksonville area (64 miles north)
  • Salt water canal, golf course, Intracoastal, and Gated Communities properties available
  • Things to do nearby: James Holland Park, Palm Coast Community Center, Fishing, Boating, Biking, Hiking, Waterfront Park, European Village, Palm Harbor Golf Course, Ocean Hammock, The Conservatory Golfing, Grand Haven

Sailboat Country

(A community within Palm Harbor in the “C” section)

  • This subdivision became nick named as “Sailboat Country” by the locals because most of the properties are salt water canals leading to the Intracoastal.
  • It is also one of the closest subdivision to A1A towards the beaches
  • If you commute south to Daytona Beach (29 miles south) or Orlando (80 miles)
  • If you commute north to St. Augustine (30 miles north) or Jacksonville area (64 miles north)
